The Essential Visit — €145
Up to 20 km from Gavi. Fast, basic, and efficient: one property, documented properly.

- Scheduling the appointment with the property’s local agent
- Detailed photo and video capture of the observable condition
- A live video call from the property (4G/5G signal permitting)
Scope: strictly the property itself. No surrounding-town scouting in this tier.
The Neighborhood Scout — €295
Up to 40 km from Gavi. The property and the life around it.
- Up to 2 property viewings (same town / same agent)
- Everything in the Essential Visit, for each property
- A Neighborhood Orientation Report: local cafés, train and bus stations, and the everyday logistics of the area
- As we move through the area, we photograph any publicly visible “Vendesi” (For Sale) notices we pass — for your own information only. We don’t contact, pursue, or shortlist them on your behalf.
Scope: one town and its immediate surroundings.
The Piedmont Pro — €890 (30-Day Pass)
Up to 100 km from Gavi · valid 1 month. A month of deep territory scouting for the serious buyer comparing several areas.
- Up to 5 property viewings (clustered within 5 km, or split across 2 areas)
- Everything in the Neighborhood Scout, for each property
- Deep territory scouting across your chosen areas
- Documenting what’s publicly displayed in local agency windows as part of your area picture — for your reference. We don’t enquire, source, or shortlist on your behalf.
- Extensive logistical comparisons between the areas you’re weighing up

Scout vs selling agent vs buyer’s agent
People sometimes ask whether we are a “buyer’s agent.” We are not. To be clear about where we fit, here is how an independent scout differs from the two kinds of estate agent.

So a buyer’s agent (and a property finder) is a licensed professional who searches for, shortlists and negotiates a property for you — all activities reserved to licensed mediators in Italy. We do none of that. You find the property; we simply go and show you the honest reality of it. If you want someone to find and negotiate a property for you, you need a licensed buyer’s agent, not a scout.
The boundary of this service. Piedmont Scout provides remote viewing, visual documentation, area-orientation reporting, factual logistics reporting, and administrative scheduling for properties you have already found. We are independent area scouts, not licensed Agenti d’affari in mediazione under Italian Law (L. 39/1989), and not a buyer’s agent or property finder. How payment works
Once you’ve chosen a package and sent us the listing link, we confirm availability within 24 hours and send you bank-transfer (SEPA) details. Payment is made before the scouting visit. See the full process →
