Why a Scout, and not just the agent?

No language barrier

Italian agents often speak little English — and rarely French or Estonian. Details get lost in translation, or simply not mentioned. We work fluently in Italian, English, French and Estonian, so nothing is missed and nothing is misunderstood.

Neutral, with nothing to hide

An agent is motivated to sell — so a property is made to sound better than it is, and inconvenient facts can stay quiet. We earn the same flat fee whether you buy or walk away, so you get accurate, complete information exactly as you requested — the good and the bad.

Detailed area scouting

Agents are busy and answer in the briefest terms; they show the property and little else. We scout the surroundings in detail, exactly to your brief — the noise at 8am, the walk to the station, the nearest café, the parking, the view that the listing photo carefully avoided.

We can scout the area first

Sometimes the area matters more than the property — and it makes no sense to view the house if the street is wrong for you. We can scout the neighbourhood before any appointment is even booked. An agent won't spend time on that; they'll only open the door of the property itself.

What is Piedmont Scout?

Piedmont Scout is an independent property-scouting service based in Gavi, Piedmont, northern Italy. We visit a property you have already found yourself (on Idealista, Immobiliare or Casa.it), take detailed photos and video of its observable condition, and call you live from the doorstep. We are not estate agents and take no commission.

Do you find or search for property for me?

No. You find the property — that is your part. Under Italian law (L. 39/1989) we may not mediate, search for, or select property without a licence. You send us the link, we go and view it for you, and we report back honestly. What you do next is entirely your decision.

How much does remote property viewing in Italy cost?

Our packages start at €145 (the Essential Visit — one property up to 20 km from Gavi). The Neighborhood Scout is €295 (up to 40 km) and the Piedmont Pro is €890 (a 30-day pass, up to 100 km). A Custom Scouting package is also available, priced by email after a quick enquiry. All prices are flat and final — no commission, ever.

Why use a scout instead of dealing with the agent directly?

Italian agents often speak little English and rarely French or Estonian, and they are motivated to sell — so a property gets oversold and flaws can stay quiet. We work in Italian, English, French and Estonian, we are neutral (paid the same whether you buy or not), and we scout the surrounding area in detail — even before an appointment if the area matters more than the house.

How does a remote viewing actually work?

Email us the listing link and choose a package. We reply within 24 hours, schedule the appointment with the local agent, and send SEPA payment details. On the day we film everything and call you live from the property so you can direct the camera (4G/5G permitting), then send you the full report and media.

Do you operate across all of Italy?

We are based in Gavi, Piedmont and cover a radius of up to 100 km (depending on the package) — including Monferrato, Alessandria and the surrounding wine country. For a location further afield, ask us for a Custom Scouting quote.

Can I buy a house in Italy without visiting it in person?

Many foreign buyers do — but be clear on what “without visiting” means. The viewing can be remote; the purchase cannot be signed online. The final deed is signed in person before a notaio (notary), so either you travel for the signing or you appoint a trusted representative in Italy through a special power of attorney (procura speciale) to sign in your place. You will also need an Italian tax code (codice fiscale), obtainable via a consulate or a representative. The real risk is buying on listing photos alone — they hide damp, road noise, the real walk to the station and the true state of the surroundings. Piedmont Scout closes the viewing gap: we go to the address, film the observable condition honestly, and call you live so you decide with your own eyes. You still engage your own notaio, lawyer and surveyor for the legal and structural side.

How do I view a property in Italy when I live abroad?

You have three realistic options: fly out yourself (costly and slow for a single viewing), trust the listing photos (risky), or send an independent scout. Piedmont Scout is the third option — you send us the listing link from Idealista, Immobiliare or Casa.it, we schedule the viewing with the local agent, travel to the property, document everything on photo and video, and put you on a live video call from the doorstep so you can direct the camera. You see exactly what is there before you spend money on a trip.

What is the difference between a property scout and an estate agent in Italy?

An estate agent (agente immobiliare) is licensed to mediate a sale — they represent the seller or the deal, earn a commission, and are motivated to close. A property scout is hired by the buyer purely to look and report. Piedmont Scout takes a flat fee from you and nothing from any agent, seller or transaction, so we have no reason to oversell. We document and observe; we never search, shortlist, value, negotiate or mediate. That independence is the whole point of the service.

Are you a buyer's agent?

No. A buyer's agent (or property finder) is a licensed professional who searches for, shortlists and negotiates a property on your behalf — all activities reserved to licensed mediators in Italy under L. 39/1989. We do none of that. You find the property yourself; we are an independent scout who simply goes to view, film and report on the honest reality of it. If you want someone to find and negotiate a property for you, you need a licensed buyer's agent, not a scout.

Do you speak Estonian? Can you help Estonian buyers in Italy?

Yes. Estonian is one of our working languages — Harri, your point of contact, is Estonian and has been the foreign buyer himself. We also work in Italian, English and French.

What areas of Piedmont do you cover?

We are based in Gavi, in southern Piedmont, and cover the territory around it: Monferrato, the Gavi and wine hills, Alessandria and the towns nearby. How far we travel depends on the package — up to 20 km for the Essential Visit, 40 km for the Neighborhood Scout, and 100 km for the Piedmont Pro. This is classic stone-farmhouse, vineyard and hill-village country, popular with second-home and relocation buyers. For a property beyond our usual range, ask for a Custom Scouting quote and we will tell you honestly whether we can reach it.

How quickly can you view a property?

We reply to every enquiry within 24 hours and schedule the viewing as soon as the local agent has availability — often within a few days. If a property genuinely cannot wait, ask about our Urgent 24-hour viewing add-on, quoted individually. Booking is simple: email the listing link, choose a package, pay by SEPA bank transfer, and we go.

What do I receive after a scouting visit?

You receive a full set of HD photos and walk-through video of the observable condition of the property and its surroundings, plus a written, factual report of what we saw. During the visit you also join a live video call from inside the property (signal permitting) so you can direct the camera in real time. We report facts only — we do not provide a valuation, a structural survey or a legal opinion; for those you engage a geometra, a surveyor and a notaio.

Is using a property scout in Italy legal?

Yes. Piedmont Scout operates strictly within Italian Law L. 39/1989, which reserves real estate mediation for licensed professionals. We are not mediators and never perform a reserved activity: we only provide visual documentation, area-orientation reporting, factual logistics and administrative scheduling for a property you have already chosen yourself. We respect that legal boundary completely — it protects you as much as it protects us.

How do I pay, and when?

Payment is by SEPA bank transfer. Once you have emailed the listing link and chosen a package, we confirm availability within 24 hours and send you the transfer details. Payment is made before the scouting visit. All prices are flat and final — there is no commission, no success fee and no cut of any purchase, ever.
