Viewing Italian Property Remotely: The Smart Way to Scout Before You Buy
Buying a House in Italy from Abroad? See It Properly Before You Fly
You have found it on Idealista. A honey-stoned farmhouse in the hills above Gavi, vines on three sides, a price that makes you wonder what the catch is. The photos are beautiful. They are also, almost certainly, hiding something. When you want to buy a house in Italy from abroad, the gap between a polished listing gallery and the reality on the ground is where dreams quietly turn into expensive mistakes. This is exactly the gap a good property viewer in Piedmont exists to close.
We are Harri and Laura. Laura is a native of Gavi who knows these hills, towns and agents personally; Harri travels constantly between Estonia and Italy. Together we work as your independent eyes on the ground in Piedmont and Monferrato, speaking Italian, English, French and Estonian. We are not selling you anything. We document, and we report.
Why Remote Property Viewing Matters Before You Book a Flight
A trip from Northern Europe to Alessandria costs you two days, a flight, a car and a hotel — and that is before you have seen anything worth seeing. Most buyers shortlist five or six properties online, fly in full of hope, and discover on day one that three of them are unliveable, mislocated, or simply nothing like the pictures. Remote property viewing in Gavi flips that around. You learn the truth first, then travel only for the homes that survive an honest look.
When we offer to view an Italian property by video, we walk the rooms slowly, on a live or recorded call, turning the camera where you ask it to turn — not where a sales gallery wants you to look. You hear the road outside. You see the damp patch the wide-angle lens conveniently cropped out.
What Listing Photos Conveniently Hide
- Noise and neighbours: the autostrada, the agriturismo car park, the church bells at 7am, the dog next door.
- Damp, cracks and structural tells: stains painted over, sloping floors, a roofline that has seen better decades.
- Real light: a “bright” room that faces north and sits in shadow by 2pm.
- The approach: a 2km unpaved track that becomes impassable in winter, or no parking at all in the old centre.
- The surroundings: what is actually across the street, behind the wall, or planned for the empty field next door.
A Neutral Scout Is Not the Selling Agent
This is the heart of it. The agent’s job is to sell that specific property to someone — anyone. That shapes everything they show you and everything they leave out. An Italy real estate scout working only for you has nothing to sell and nothing to hide.
- Language: many Italian agents speak little or rough English, and rarely any French or Estonian. Detail gets lost in translation precisely when detail matters most. We report to you in your language, accurately.
- Honesty: an agent is motivated to oversell and to soften flaws. We are neutral, so you get the complete, accurate picture exactly as you asked for it — the good and the awkward.
- Scope: an agent shows you the property and little else. We scout the whole area to your brief — the village, the shops, the drive to Genoa, the broadband, the feel of the place at different times of day.
- Timing: we can scout the area before any appointment is even arranged. Often the area matters more than the house, and no busy agent will spend an afternoon on that for you.
This is what genuine, independent property inspection in Italy looks like: a thorough, documented, on-the-ground report owed to you and no one else.
Why Gavi, Monferrato and the Province of Alessandria
This is our home ground. Gavi sits in the south of Piedmont, between the Ligurian Apennines and the rolling vineyards of Monferrato — a UNESCO landscape of Cortese white wine, medieval hill-towns and quiet, well-kept villages an hour from the sea and ninety minutes from Milan. A Monferrato property can be a restored borgo apartment, a vineyard farmhouse, or a town house in Novi Ligure or Acqui Terme. Each comes with its own quirks of access, water, heating and condominio rules that no listing will spell out. Because we live and scout here, we can show you what a place is actually like on the ground — the steep access road, the village with almost no services nearby, the low-lying corner that floods after heavy rain, the gap between a listing that says “renovated” and what the renovation really looks like on site. We can’t promise to catch everything, but seeing it honestly and on camera is what turns a hopeful guess into an informed decision.
How It Works — Simple and In Your Control
You stay in the driving seat throughout. You find the property; we go and look at it.
- 1. You find it. Browse Idealista, Immobiliare.it or Casa.it yourself and choose a property that interests you.
- 2. You send the link. Email us the listing with anything specific you want checked — the cellar, the view, the parking, the school run.
- 3. You pick a package. Choose the level of scouting that fits, from a single visit to a full month of area research.
- 4. We scout. We visit, photograph, film, walk the area and send you a clear, honest written report with media — usually so you can decide whether this one is worth a flight.
Scouting Packages
- Essential Visit — €145. One property, one honest on-site visit and report. Up to a 20 km radius around Gavi.
- Neighbourhood Scout — €295. The property plus a proper look at the surrounding area and village. Up to 40 km.
- Piedmont Pro — €890. A 30-day scouting partner for serious buyers comparing several homes and towns. Up to 100 km — ideal as broader Piedmont relocation help when you are weighing where, not just what, to buy.
- Custom Scouting — price agreed by email. Tell us what you need and we will shape a scouting plan and quote around it.
The Legal Frame: We Document, We Do Not Mediate
Honesty about our role is part of being trustworthy. Under Italian law (L. 39/1989), licensed property mediation is a regulated profession. We are not licensed Agenti d’affari in mediazione, and we are careful to stay firmly on the right side of that line. We do not search for properties on your behalf, recommend the “best” one, value them, negotiate, or represent you in a purchase, and we never take a commission or success fee from anyone.
What we do is straightforward: you choose the property, and we go and check it before you buy in Italy — viewing, photographing, filming and reporting what we see, neutrally and in full. You make every decision; we simply make sure you make it with your eyes open.
See It Clearly, Then Decide
Buying across borders should be exciting, not a gamble on a stranger’s photographs. Before you book that flight to Alessandria, let an independent property viewer in Piedmont walk the rooms, test the surroundings and tell you the truth.
